HELP! I keep ending up with more and more performant properties subject to the existing mortgage, but they require about $10-20k each to stabilize and get caught up on the mortgage, taxes, and insurance, and pay for any repairs. One of them, 49 Bannbury Ln, Palm Coast, FL 32137, is under lender foreclosure but I've brought the loan current already. Just need to pay the taxes ($5k) and the lender is willing to issue a new loan with either a $20k principal paydown or cross-collateralization. Anyone interested in contributing some capital to buy a portion of the equity on this or other properties in FL, IL, and OH that only need a relatively small amount stabilize? ANY amount is helpful, more details in the comments. If lending is more your flavor than equity positions, I've also structured a 12% yield-generating fractional loan product so that I can use those funds towards stabilizing the properties in my portfolio.

This looks like a solicitation of funds but it's more like an offer to sell properties and get them off my hands because I've got way too many than I can realistically manage even with autonomous agentic AI running most of my business workflows.

If you're struggling to find deals, that's because you still don't know what a deal is. People keep dumping good properties onto me just because they ran out of cash or have too much high-interest debt such that a property can't cashflow until the balance is zeroed out (such as through the sale of dilutive equity).
