Hey all! I've got a friend that is doing a ground up on a Spec home and needs some private money to get it across the finish line. They have everything lined up except the last $32,000. Location: Fort Mohave, AZ, 86426 Scope: Spec home, 2525sqft w/RV garage, retirement community on golf course, 1st build w/ experienced GC as partner Cost: ARV - $850k / Build - $586k  Timeline: 6-8 months Exit Strategy: Sell Due Diligence: Permits approved, survey done, blueprints done, HOA approval received Existing Debt: $80k on land Current Structured Deal: Land seller financed. Hard money loan lender (bridge to construction loan). Would need PML for closing.
