Hey guys! I have a client in Texas that wants help with a down payment in order to get a four to five bedroom house that she can turn into a padsplit. She has already owned about two or three houses (no longer owns them) so she wouldn't qualify for government funding. Is anyone interested in offering creative financing options to her (maybe acting as her bank so she can pay off the down payment from her padsplit renters on the house) or any other ideas that might work for her? I am not really needing to take this one as profit for myself since I can't be the banker but is anyone interested in helping her get this started? If she was doing it as a primary residence she could still qualify for stuff like FHA. If she is going to move in and fix it up they have a 203k FHA loan that will even roll the first year of payments into the loan and then you can always refinance out of it later. I can help with something like that if it's in the ballpark of what she's doing. As far as private lends or even standard loans and things though Texas is a tough one. They have a lot of extra regulation around lending so you'll need to find someone that is familiar with the ins and outs of stuff down there.
