Hello guys and gals, We spoke with the owner of a duplex in Twin Falls. We invited him to a briefing soon to introduce him to Renatus. ☺️
I’m not sure how we would be able to structure it to be a deal for us because we don’t have any capital for it currently but wanted to share for you folks. Please feel free to give advice on how you’d structure things for a partner or otherwise.
The duplex currently cash flows $1000 with his current mortgage. Rents are at $2400 total per month. Initially he said he has an assumable mortgage at 2.8% interest. He’s asking 355k and wanted 100k down for another project. Upstairs 3/1 rents for $1600 downstairs 1/1 rents for $800
We spoke with him for a bit about doing a subto. He didn’t want to do it prior to speaking with Randall but he’s open to it now. When I spoke with him recently he said he’s open to taking 75k down and seller financing with a ballon in a couple years. He’s open to creative financing now.
