I had a lady reach out to me with a mobile home that she is trying to get off her hands

It has a few caveats, however. It is a 1974. 3 bed 2 ba single wide. It needs new roof, siding, skirting, interior, windows etc. We believe the ARV would only be about 35K, which is close to how much we believe it would take to rehab it. Also, because it is a 1974, a bank won't loan on it when you're done. Does anyone have any good ideas of how to help someone in that situation?
